What Qualifies as a Maintenance Emergency?
Emergencies are issues that pose immediate danger to residents or risk significant property damage:

No heat during cold weather (below 55°F)
No air conditioning during extreme heat (with vulnerable residents)
Complete loss of electricity (not due to utility outage)
Gas leaks or gas odor

Pursuant to Hillsborough County Ordinance 2021 21-7, landlords and other lessors of residential rental property in unincorporated Hillsborough County are required to distribute this notice to persons applying to rent a rental unit. Where no application is required, this Notice must be provided prior to the tenant’s occupation of a rental unit.

This notice provides a general overview of rental rights and related resources for tenants in unincorporated Hillsborough County, but is not intended to provide legal advice by either the County or the landlord providing the notice.

Lead Based Paint Info

In homes that were built prior to 1978 there may be the possibility that lead based paint may have been used on the inside or outside of the home. Federal law requires that you be made aware of that potential with a disclosure and have access to the Lead Based Paint Booklet linked here. Our maintenance division uses Lead Paint Certified vendors when work on the home requires disturbance of more than the allowed surface area. Renters Insurance

Why do you need renter’s insurance?

Your lease has a clause that states personal property is not covered by the Landlord’s home owner policy for any reason. Water and storm damage to your personal property would only be covered by your own policy. Also, if you or someone you invite to your home is injured at the home, you as the tenant are responsible for any injury claims.

As a Tenant, you have to expect the unexpected and prepare to have coverage for personal loss. Insurance options are available for your personal possessions, auto, boat, general liability and more.

Pet Policy
We have an active pet policy that applies to all tenants leasing at out properties. For more information, please refer to our full pet policy page.

Pet Application

Pets will be considered by owners who allow them but ONLY if the Pet is REGISTERED AND SCREENED through our online pet screening portal.

Q: Can you hold a property before I apply?

A: No – We do not take a property off the market until an application has been fully approved including the online pet registration and the lease signed.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?

A: Yes, but some landlord’s may waive last month if the credit screening results show a high score.

Q: How old do you have to be to apply?

A: You must be 18 years of age or older to apply.

Q: Is the deposit refundable?

A: The security deposit is refundable less our mandatory charges.

Q: Who needs a cosigner?
A: A Cosigner is someone whose credit and income can qualify them to be responsible for rent and any damages if the tenant defaults on their lease obligations. This may be asked for if applicant has very low credit or no credit score at all or other reasons that create risk factors for the landlord.
Q: How do I apply for a rental listing?
A: Apply at www.rentahomewithus.com. Search for address of home in which you are interested, open the full property detail page and click on APPLY ONLINE.

Q: How do I pay rent?
A: We offer several payment methods:

  • U.S. Mail to our Rental Office address on the lease
  • Drop off only at our Rental Office address on the lease
  • Online payments from your bank or by credit card through the secure tenant portal
  • Cash payments are accepted only at 7-11 stores “Pay Near Me” with a code we provide.

Please note – No payments of any kind are accepted by drop off at our branch offices

Q: I want to get a pet. What do I need to do?
A: We screen pets for risk factors to determine the amount of the pet privilege fee that will be charged. We require all animals to be registered through Pet Registration and Screening Link.
Q: I want to move out, but my roommate wants to stay. What do I do?

A: You will need to contact your property manager to complete the required forms for landlord approval.

Q: My lease expiration is coming and I want to move out. What do I do?

A: You are required to give written notice of your intent to vacate 30 days prior to the first day of the last month of your current lease.

Q: Who is responsible for paying for repairs & maintenance requests?

A: The Landlord pays for repairs $101 and more to maintain residence in habitable condition, however there may be items that are made the tenant’s responsibility under terms of the lease. Tenant pays for minor repairs up to $100 in cost. You should read your lease carefully.
